Size: 1,800 SF existing heated SF + 1,290 SF new addition =3,090 SF heated total + new garage, patios, screen porch and expanded front entry porch

The project started out with the request to install a 6-7 KW solar electric system on the existing southern roof of the house. It developed into 1st making the existing portion of the house more energy efficient at the same time that additional spaces were added. The idea was to remain in this house rather than move – and have a more comfortable, spacious home for a family of three with offices for each.

A public space was added to the west side of the house on the 1st floor with a concrete slab and passive solar gain. The entry to this space is separate from the main entrance to the house to accommodate for large meetings with friends, yoga, etc.

The kitchen and dining room swapped location, which allowed to gain some passive solar and a more open feeling between the 2 spaces and a better flow. All appliances are Energy Star.

On the 2nd floor the addition included 2 new bedrooms and the existing spaces were upgraded.

The owner reported that although the house has almost doubled in size, the energy bills are less without even counting the electricity produced by the solar electric system.

  • Some of the strategies used to green this home were as follows:
  • Replace existing HVAC with more energy efficient system with multiple zones
  • New kitchen and laundry energy star appliances
  • Replace all toilets with dual flush to reduce water consumption
  • Replace exterior siding with Fiber cement clapboards
  • Replace existing roof with 50 year shingles
  • New flooring including: stained decorative concrete, bamboo, cork, and tile
  • Decorative concrete countertops installed in kitchen and all bathrooms
  • Reuse kitchen cabinets and windows in new garage addition
  • Many products (appliances, doors, windows, framing materials…) were donated to Habitat for Humanity.
  • Solar hot water system
  • Solar electric system (6.5 KW) – set up as a sell all system with batteries for emergency backup
