Kincaid-Lehman Residence
The clients sold the house they lived in for 20+ years and decided to downsize to reduce their carbon footprint. They bought a much smaller house (1,400 SF) and renovated and added 336 SF.
The project started with an energy audit that showed the areas to be improved in the house. The next step was to define the space requirements and changes to the existing house. The builders were very creative in "physically moving" the existing screen porch (that we were interested in deconstructing and rebuilding using exactly the same dimensions and materials) out of the way to allow for a 12 feet addition to the existing house.
The major changes happened in the back of the house, by making the master bedroom and master bathroom bigger and more functional, as well as adding an office and den.
All other renovations were geared towards making the house more energy efficient and aesthetics.
- Crawl space was sealed
- Sealed vapor barrier up the foundation walls & pillars
- Rigid insulation of foundation walls, sealed
- Closing and sealing of all openings to exterior - Insulation was added in the attic:
- 4 to 6 inches of Stabilized Cellulose to the existing fiberglass insulation to bring the R-Value up to the US DOE recommended R-49. (Approximately 1400 square feet)
- Provide "dams" at "non-insulate-able" can lights - HVAC was replaced
- Domestic solar hot water was installed
